Category 1 hazards score 1,000 points or more and represent a serious, immediate risk to health — local authorities have a legal duty to act on these. Category 2 hazards score below 1,000 and represent a lesser risk, where authorities have a power but not a duty to act. Our report explains which category applies and why.

Yes. Because the report is independent, we have no financial interest in prescribing remediation work. It sets out the cause, the hazard rating and what needs to happen next in writing, which you can use in a disrepair claim if needed.

You get a written PDF report explaining what we found, why it's there, and what to do about it, plus a phone call to talk the report through. If remedial work is needed, such as treatment, ventilation upgrades, or addressing a damp source, our sister company LWR Group can carry it out, so you're not left with a diagnosis and no way forward.

We recommend it so we can discuss findings with you directly, but it isn't essential — we can arrange key access with landlords or letting agents. The inspection itself typically takes 1-2 hours for a standard residential mould report.

For most straightforward mould complaints, it can form part of your investigation: a documented, HHSRS-rated record of what was found and what to do. Where the picture is less clear or multiple damp types might be involved, we'll recommend upgrading to the full damp survey rather than risk an incomplete diagnosis going on record.
