Yes. Because the report is independent — we have no financial interest in prescribing remediation work — it's accepted as credible evidence by local authorities, housing associations and, where needed, in disrepair claims. It sets out the cause, the hazard rating and what needs to happen next in writing.

You get a written PDF report explaining what we found, why it's there, and what to do about it, plus a follow-up consultation to talk through the findings. If remedial work is needed — treatment, ventilation upgrades, or addressing a damp source — our sister company LWR Group can carry it out, so you're not left with a diagnosis and no way forward.

We recommend it so we can discuss findings with you directly, but it isn't essential — we can arrange key access with landlords or letting agents. The inspection itself typically takes 1-2 hours for a standard residential mould report.

For most straightforward mould complaints, yes — it satisfies the investigation requirement with a properly documented, HHSRS-rated report. Where the picture is less clear or multiple damp types might be involved, we'll recommend upgrading to the full damp survey rather than risk an incomplete diagnosis going on record.
