Every report we issue rates the mould hazard as Category 1 or Category 2 under the Housing Health and Safety Rating System. Category 1 means the hazard scores 1,000 points or more on the HHSRS matrix and represents a serious, immediate risk to health — local authorities have a legal duty to act on these. Category 2 hazards score below that threshold; councils have the power to act, but not the duty.
That distinction matters in practice. A Category 1 rating is the strongest possible evidence in a disrepair complaint or an Awaab's Law investigation — it's documented proof the hazard needs addressing, not an opinion. A Category 2 rating still gives you a clear, written basis for requesting repairs even where there's no statutory obligation attached.

A full damp survey (£250+VAT) is broader: it also covers rising damp, penetrating damp, thermal imaging and a comprehensive HHSRS-compliant written report. If you're only seeing mould and no damp patches or tide marks, the mould report is usually the right starting point.
