Not every damp problem starts with the wall itself. A surprising number of the surveys we carry out trace back to something outside — planting held too close to brickwork, ivy that's gone unchecked for years, or a gutter that's been quietly overflowing onto the same patch of wall every time it rains.
Why Damp Often Starts Outside the House
Brickwork and render are designed to get wet and dry out again — that cycle is normal and largely harmless. Problems start when something outside disrupts it: growth that keeps a wall permanently damp, water that's being funnelled onto one spot instead of draining away, or ground levels that have crept up over the years and started bridging the damp-proof course. None of these show up as a defect in the wall itself when you first look — the cause is standing right next to it.
That's also why these causes get missed. A patch of damp plaster gets treated as a plaster problem, when the actual fix is a few metres away in the garden.
Overgrown Planting Against External Walls
Shrubs, hedging and climbing plants growing hard against a wall hold moisture against the brickwork in two ways: they physically trap rainwater and condensation between the foliage and the surface, and they block the airflow that would otherwise let the wall dry out between wet spells. On older properties with lime mortar or already-degraded pointing, that near-permanent dampness is often enough to start penetrating damp on its own, even without any other defect.

Once the wall has airflow again, it gets the chance to dry out properly between rainfall.
Ivy and Self-Clinging Climbers
Ivy has a mixed reputation, and the honest answer is that it isn't automatically a problem. On sound, well-pointed brickwork, ivy's aerial roots mostly grip the surface rather than penetrating it, and a dense, well-maintained covering can even shed rainwater away from the wall. The risk shows up on masonry that already has cracks, open joints or failed pointing — ivy roots find their way into those gaps, hold moisture there, and gradually widen them as the plant grows.
It's also a problem the moment it reaches the roofline — ivy growing under tiles, into gutters, or behind fascias and soffits causes damage well beyond the wall itself. The practical rule: ivy on genuinely sound brickwork, kept clear of the roof, is a judgement call. Ivy on a wall with any existing damage, or anywhere near the roof, needs cutting back.
Blocked Gutters, Downpipes and Gullies
This is one of the most common external causes we find on survey. A gutter blocked with leaves and moss stops draining properly and starts overflowing in exactly the same spot every time it rains, sending a concentrated stream of water down one section of wall rather than the light, even wetting the gutter was designed to prevent. Over months, that repeated soaking outpaces the wall's ability to dry between downpours.
The internal sign is a damp patch or staining that appears at a consistent height and location — often mistaken for rising damp, because it's a recurring band rather than a one-off — but that gets noticeably worse after heavy rain, which rising damp typically doesn't. A blocked downpipe or a cracked gully at ground level produces a similar pattern lower down the wall.
Raised Ground Levels and Flower Beds
A damp-proof course only works if it stays above external ground level. Flower beds built up over the years, resurfaced patios and paths, or simply ground that's crept upward through decades of landscaping can all end up bridging the DPC — giving moisture a route straight past the barrier that's supposed to stop it.
This is one of the more common false-positive causes of "rising damp" we find: the DPC itself is perfectly sound, but it's been bridged from outside. Lowering the ground level or the bed back below the DPC line often resolves it without any need for a chemical injection.
What to Check Yourself, and When to Get a Survey
- Walk the perimeter after heavy rain and look for gutters overflowing, rather than draining, at any point
- Check whether planting is touching the wall, and whether you can get a hand flat against the brickwork behind it
- Look at ivy or climbers for signs they've reached the roofline, guttering, or an existing crack in the wall
- Check whether flower beds, paths or patios sit level with or above any visible damp-proof course line
- If a damp patch appears at a consistent spot and worsens after rain, check directly above and around it outside before assuming it's rising damp
These checks catch the obvious cases. Where the damp pattern doesn't match anything external, or where you've fixed what you can see outside and the damp hasn't improved, that's the point to get a proper diagnosis rather than keep guessing.
