An HHSRS mould survey is a professional inspection carried out under the Housing Health and Safety Rating System. It assesses the severity, extent and cause of damp and mould, then categorises the hazard as Category 1 or Category 2 so landlords have a clear written record of the hazard and what's needed.
Awaab's Law currently applies to social landlords in England from October 2025. The Renters' Rights Act 2025 gives government the power to extend the same investigation and remediation deadlines to private landlords, though that extension is not yet in force.
