Late Victorian mid-terrace, solid brick

A property with three separate damp mechanisms running at once: rising damp through a bridged damp proof course, penetrating damp from a failed gutter joint, and surface condensation in the bathroom. The report separates them, explains why previous repairs failed, and sets out the order the works have to be done in.

SPEC.02Mould Report

Mould Report

1970s semi-detached, cavity wall, tenanted

A tenanted property with mould in four rooms. Every wall tested dry within the fabric, so this is condensation, not rising damp. The report identifies slumped cavity insulation as a cold band, two missing extract fans, and a high moisture load, and it is fair about which of those belongs to the building rather than the household.
