The Problem
Black mould spreading on north-facing bedroom ceilings, mould on bathroom silicone and tile grout, tenants reporting respiratory irritation.
What We Found
Inadequate mechanical ventilation, missing loft insulation over bedrooms (thermal bridging), disconnected bathroom extractor fan, RH readings above 70%.
The Solution
Positive Input Ventilation (PIV) installed in loft, cold-roof insulation upgraded to 300mm, new extractor fan in bathroom ducted externally, antimicrobial treatment and repaint.
The Outcome
RH dropped to 52%, no mould recurrence at 12-month check. Tenants renewed for another year.
