The Problem
Damp patches on an external gable wall, previously misdiagnosed as rising damp with unsuccessful chemical treatment.
What We Found
External render cracked and holding water, missing cavity tray above the kitchen window, no DPC failure. Category 1 HHSRS hazard rating.
The Solution
Render repair, new cavity tray and weep vents installed, internal replaster once dried. No unnecessary chemical DPC treatment.
The Outcome
Hazard reduced to Category 3 on re-survey. Housing association demonstrated Awaab's Law compliance with documented 10-day investigation and 28-day remediation.
